Your garage floor coating, layer by layer

Our garage floor coating in Brentwood, TN goes down in layers. We diamond-grind your slab (never acid-wash it) and fill the cracks and joints. Then comes a polyurea base coat, a full broadcast of vinyl flake, and a clear polyaspartic topcoat with grit in it, so your floor isn't slick when it's wet.

We moisture-test your slab before you get a price. A dry floor takes one working day. If yours needs the moisture barrier, it takes two, since that primer cures overnight. You walk on it the next day and park on it after 72 hours.

Looking at epoxy flooring in Brentwood? What we install is the upgrade over an epoxy floor. It has the same prep and the same flake finish, and it cures faster, stays flexible and won't yellow in the sun. You get your garage back in three days instead of a week.

Not sure what your garage needs? Have us out. The free estimate takes about 20 minutes and ends with a written, itemized price. Nobody will push you to sign on the spot.

Brentwood garage flooring, ranked

You have four common choices for a garage you park in. Here's how they rank, best first.

1
Full-flake coatingBecomes the surface of your slab. It wipes clean and takes hot tires and road salt. The most work up front, and that part is ours.
2
Interlocking tilesSnap together over almost any slab, with no cure time. Water and grit settle underneath, out of sight.
3
Roll-out matsA good parking pad for catching snowmelt. Across a whole floor, they creep and trap moisture.
4
Paint or sealerCheap and quick. Hot tires lift paint within a year or two, and a sealer has no wear layer.

One acre per home, and garages to match

Brentwood's zoning sets aside an acre of land for every home, and that room shows up in the garage. Most garages here are one of three kinds. Find yours below.

First-wave ranches

Brenthaven, Meadowlake and Brentwood Hills went up in the 1960s and 70s. If your two-car garage dates from then, its slab has had half a century to soak up oil and maybe a coat of paint. We grind deeper on a slab like that.

Drive-under garages

Is your garage tucked under the house on a sloped lot? Soil sits against those walls, so we take extra moisture readings in yours. Cove base, the coating carried a few inches up the wall, earns its keep down there.

Three-car side-entry

Newer homes on big lots often turn three bays to the side, and teardown rebuilds bring fresh slabs. If yours was just poured, give it about four weeks to cure. We test it before anything goes on.

Water

Live near the Little Harpeth or Owl Creek?

Then you know the water can come up. In May 2010 it reached Brentwood homes along the Little Harpeth, Owl Creek and their streams, and every one of them predated the late-1970s federal flood rules.

In March 2021 the river rose again, and homes in River Oaks and along Harpeth River Drive took water. If your garage was one of them, it can usually still be coated after a closer look.

We read your slab in several spots and check for white chalky deposits and damp patches. If the readings or the signs call for it, our moisture barrier primer goes down before your floor, and the job runs two days.

You'll know all of that at the estimate, in writing, before anything starts.

Winter

Brentwood winters come home on your tires

The city's weather station logs about 98 freezing nights a year. The January 2026 storm left snow and nearly an inch of ice across town.

City crews treat the main roads first, like Franklin Road, Concord Road and Wilson Pike. That salt and slush rides home on your tires. Bare concrete soaks it up and wears white rings, while a coated floor keeps it on top until you rinse it off.

Cold doesn't stop your install, either. Polyurea and polyaspartic keep curing in a cool garage, where plain epoxy stalls. On install day we check your slab's temperature and the dew point before the base coat goes down.

Your Brentwood install, in three steps

Your floor takes one working day on a dry slab, or two with the barrier. A three-car garage makes for a longer day, with the same three steps.

  1. Grind, repair, prime

Diamond grinders open up your slab and take off old paint or sealer. Cracks and joints get filled. If your slab needs the barrier, the primer goes on now and cures overnight.

  2. Base coat and flake

The polyurea base coat goes down in your color. We broadcast vinyl flake into it by hand until your whole floor is covered, wall to wall.

  3. Clear topcoat

We scrape and vacuum the loose flake, then roll on the clear topcoat with anti-slip grit. You walk on it the next day, and your cars come back after 72 hours.

Questions

Brentwood garage floor questions

How much does a garage floor coating cost in Brentwood, TN?

Around Nashville, a professionally installed flake floor usually runs about $5 to $9 a square foot. A big Brentwood garage costs more in total but less per foot, since setup is the same. Old coatings, heavy cracking and the moisture barrier push your number up. You'll get the exact price in writing after the free estimate. See prices by garage size.

What is the best garage flooring for a Brentwood home?

If you park in your garage and plan to keep the house, a full-flake coating over ground, tested concrete. It wipes clean and takes hot tires and road salt. Interlocking tiles suit you if you rent or need a quick fix, mats work as a parking pad under the car, and paint makes sense mostly right before a sale.

Is epoxy flooring a good choice for a Brentwood garage?

Plain epoxy can work, but it's slow and fussy. It wants warm concrete, needs days before you can park on it, and tends to yellow where the sun reaches it. We install the step up, a polyurea base and a clear polyaspartic topcoat with the same flake look, and you're parking on it in three days.

Can you coat a drive-under or basement-level garage?

Yes. When your garage sits in a hillside, soil presses against its walls, so we take extra moisture readings, especially near the back. If your slab reads high, the barrier primer goes down first. Cove base, the coating carried a few inches up the walls, keeps water and grit from collecting along your edges.

Can a 1970s garage slab still be coated?

Yes. Age alone doesn't rule your slab out. A floor that's half a century old gets a deeper grind to take off old paint, sealer and stains, and every crack gets filled and ground flush. We count an older house with no plastic under the slab as one moisture sign, then let the meter decide.

We live near the Little Harpeth. Does that change anything?

It means we look closer. Tell us if your garage ever took water. We'll read your slab in several places and check for white chalky deposits or damp patches. A high reading, or two of those signs, puts the moisture barrier in your job, which makes it a two-day install.

Can you install a garage floor in a Brentwood winter?

Yes. The work happens inside your garage, and polyurea and polyaspartic keep curing in cool weather where plain epoxy stalls. Before the base coat goes down, we check that your slab is warm enough and safely above the dew point. You walk on it the next day and park on it three days after the install.

Do you cover the Davidson County side of 37027?

Yes. That ZIP code reaches across the county line into Nashville, north of Old Hickory Boulevard, so your Brentwood mailing address may sit in Davidson County. We cover the whole city of Brentwood and those streets, plus Franklin, Nolensville and the rest of the Nashville area.
