Spring Hill garage floor coating, in short

If your house went up in the 2000s or 2010s, your garage slab is probably in good shape. Our garage floor coating in Spring Hill still starts with a diamond grinder. Builders trowel garage concrete smooth and often seal it, and a coating can't grip a slick top.

Then comes the moisture test. Even on a new house, the building code doesn't require a plastic sheet under the garage slab. Some builders lay one anyway, and you can't tell which kind you have once the concrete is down. So we measure.

Shopping for epoxy flooring in Spring Hill? What we install is the step up from an epoxy floor, with the same prep and flake look. It cures faster and stays flexible, and it won't yellow in the sun. Your car is back inside in 72 hours instead of a week.

Not sure what your slab needs? That's what the free estimate is for. We test it at your house and leave you a written price, line by line, with no pressure to sign.

Spring Hill homes

A young town means a young slab

Spring Hill grew fast, on both sides of the county line. Most homes here went up this century, and new streets are still going in at June Lake.

For your floor, that's mostly good news. A slab poured in the last couple of decades is usually flat and sound. So the work goes into the top layer. We grind off the smooth, sealed finish and find out what's underneath.

Just moved in? Your garage may never be this empty again. That makes it the easiest install day there is, and everything you unpack lands on a finished floor.

Four checks for a newer slab

Even a garage floor that looks perfect gets these four. Builders pour garage slabs fast, and the rush leaves the same few marks.

Wait 28 days

Fresh concrete needs that long to cure before any coating goes on, ours included. Buying new? Ask your builder for the pour date, and we'll book your install once the slab is ready.

Grind it open

Your builder troweled the slab hard and may have sprayed on a curing compound. Both keep a coating from biting in, so our diamond grinder takes that layer off, down to open concrete.

Fill hairlines

Concrete shrinks as it dries, so most new slabs grow a few thin cracks in the first year or two. Spot some in yours? We fill each one and grind it flush before the base coat.

Test the slab

Code doesn't require plastic under a garage slab, even on a new house. Some builders put it in and some don't, and nobody can see which once it's poured. A meter reading tells us.

Under the slab

What's under your slab depends on your street

Your neighbor's garage may sit on different ground than yours. In much of Spring Hill, deep silty soil sits over limestone. In other spots it's thin clay with rock poking through, and along Rutherford and McCutcheon creeks it's low creek-bottom soil.

Clay swells when it's wet and shrinks in a dry August, and over the years that can open hairline cracks. Low ground near the creeks holds water after big storms. In February 2019, a flash flood closed roads across town and left King's Creek Golf Course looking like a lake.

That's why your base coat is polyurea, which flexes when a slab moves a little, and why we test your slab in person.

Salt on your tires

When ice is coming, TDOT brines and salts the state roads. It all rides home on your tires and drips onto your floor. On a coated floor, a rinse after an icy week clears it.

A sweating slab

Spring here is rainy. When warm, damp air hits a slab that's still cold from winter, your whole floor can sweat. Grit in the topcoat keeps your footing while it dries.

Hot tires

Summer brings weeks of 90-degree days. Hot tires can soften and lift cheap paint or a thin kit. Our polyaspartic topcoat takes the heat and won't yellow where sun comes through your door.

Rain and mud

Spring Hill gets more rain than Nashville's airport. Wet tires, mud from the new lot next door and lawn gear all end up on your garage floor. On a sealed floor, a damp mop takes care of it.

How your install day goes

It's one day on a dry slab, two when the barrier primer goes down. Clear out your garage the night before, and leave the driveway open for our truck.

  1. A worker rolling primer onto bare, ground concrete

    Grind, fill, prime

Our crew makes two passes with the diamond grinder, edges by hand, with dust collection running. Cracks get filled and ground flush. If your slab needs the barrier primer, it goes on now and cures overnight.

  2. A gloved hand broadcasting vinyl flake into a wet gray base coat

    Base coat and flake

The polyurea base goes down, and we broadcast your flake blend into it until the floor won't hold any more. Full flake hides small flaws in the concrete.

  3. A finished glossy flake floor

    Clear coat, then wait

We scrape and vacuum the loose flake, then roll on the clear polyaspartic topcoat with anti-slip grit. You can walk on it the next day and park after 72 hours. Go easy for the first week.

Questions

Spring Hill garage floor questions

How soon can you coat a new Spring Hill garage?

It depends on the pour date, not your closing date. Concrete needs 28 days to cure before any coating goes on. Most slabs are past that by closing, but on a fast build yours may not be. Ask your builder when the garage was poured, and we'll book your install after that. If you can, coat it before move-in, while the garage is still empty.

Does a brand-new garage slab need a moisture test?

Yes. The residential building code doesn't require a vapor barrier under a garage slab, even on a new house. Some builders put one down anyway, and nobody can see it once the concrete is poured. A meter reading at the estimate tells us whether your slab is dry. If it reads high, the barrier primer goes in first and your install takes two days.

Are hairline cracks in a new garage floor normal?

Mostly, yes. Concrete shrinks as it cures, so thin cracks in the first year or two are common, often near corners and control joints. We fill each one and grind it flush before the base coat, and the polyurea base flexes with small movement. If a crack keeps growing, or one side sits higher than the other, that's a concrete problem, and we'll tell you so at the estimate.

How much does garage floor coating cost in Spring Hill, TN?

Across the Nashville area, most two-car garages run about $2,000 to $4,500 for a professional flake floor. A one-car floor costs less overall, and a three-car costs more. Size, cove base, steps and the moisture barrier move your number. You get an itemized price in writing at the free estimate. Read the cost guide.

Do I need a permit to coat my garage floor in Spring Hill?

Usually not. Spring Hill's residential code lets finish work like painting, tiling and carpeting go ahead without a building permit, and coating an existing garage floor is the same kind of work. The city's codes office can confirm for your address. If you have an HOA, check its rules on contractor hours and trucks on the street. Tell us what they are, and we'll plan your install day around them.

Is epoxy flooring a good choice for a Spring Hill garage?

Epoxy can work in a cool, shaded garage. But Spring Hill summers run long and hot, and an open door lets the sun in. Epoxy yellows in sunlight and needs about a week before you park. What we install is the upgrade, with the same prep and flake look. You get a flexible polyurea base, a topcoat that doesn't yellow, and your car back in 72 hours.

Will road salt and brine hurt a coated garage floor?

No. When ice is on the way, TDOT treats the state roads through town with brine and salt, and the city plows its snow routes. Whatever is on those roads comes home on your tires. Bare concrete soaks it up and can flake at the surface over the years. Your polyaspartic topcoat keeps it on top, so it mops right off after an icy week.

Which parts of Spring Hill do you cover?

All of it, on both the Maury and Williamson County sides. That includes Wakefield, Benevento, Wyngate Estates, Cherry Grove, Harvest Point, Southern Springs, Port Royal Estates and Kings Creek. If you live in Spring Hill, you're in our area. We also cover Thompson's Station, Columbia, Franklin and the rest of the Nashville area.
