Garage Floor Coating in Franklin, TN

Your Franklin home is finished right up to the garage door. Our garage floor coating carries that finish inside, with full flake and a clear, wipe-clean topcoat over a slab we test and diamond-grind first. Most garages take one day. The floor comes with a lifetime adhesion warranty, and the estimate is free, at your house.

Your garage floor coating in Franklin, start to finish

We diamond-grind your concrete (never acid-etch it) and fill every crack. Then a polyurea base coat goes down, covered edge to edge in vinyl flake, and a clear polyaspartic topcoat with anti-slip grit seals it in. That's our garage floor coating in Franklin, TN.

Before any of that, we test your slab for moisture. If it's dry, your floor goes down in one day. If it needs our moisture barrier primer, plan on two, because the primer cures overnight. Either way, you can walk on it the next day and park on it after 72 hours.

Shopping for epoxy flooring in Franklin? What we install is the upgrade over an epoxy floor. You get the same prep and the same flake look, and it cures faster, stays flexible and doesn't yellow in the sun. Your car is back in three days instead of a week.

The estimate is free and takes place in your garage. You get a written price that lists every line, from crack repair to cove base, so you can lay it next to any other quote.

Franklin homes

Odds are your Franklin garage is young

Three in four Franklin homes were built in 1990 or later, so your slab is probably young too. That works in your favor. A younger slab usually has less old paint and fewer soaked-in stains for us to grind away.

The catch is underneath. The building code wants plastic sheeting under your living space, but it lists garages as an exception. So plenty of Franklin garage slabs, brand-new ones included, sit right on gravel and clay, and ground moisture can wick straight up into them.

So the age of your house isn't enough to go on. At the free estimate we meter-test your slab and look for the warning signs: white chalky deposits, dark damp patches, an old coating that peeled. You'll know what your floor needs before you sign anything.

Water

Has your garage ever taken on water?

If your garage smells damp by August, that's Franklin's wet ground and muggy air at work on the slab. Spring brings the year's heaviest rain, and from mid-May through September the air stays sticky.

Then there's the Harpeth. In May 2010 it broke its old record in downtown Franklin, and riverside neighborhoods like Fieldstone Farms were evacuated. Smaller creeks flood too. In August 2026 one sent water into homes on Warrior Drive.

If yours has taken water, or it sits low near a creek, tell us at the estimate. We'll read your slab in more than one spot. A high reading, or two of the warning signs, means our moisture barrier primer goes down before your floor does.

On a muggy July day, warm air can also bead up on a cool slab, coated or not. On our floor that water sits on top where you can wipe it, and the anti-slip grit keeps your footing.

What a Franklin year does to a bare garage floor

Bare concrete soaks up whatever your car drags in. Walk through a Franklin year, season by season, and you'll see why the clear topcoat matters more than the color you pick.

Hot tires

After a July drive, your tires are hot enough to soften paint or a thin kit epoxy and peel it up in the tire lanes. Our topcoat, over a ground slab, stays put.

Brine and salt

Before an ice storm, the city brines Franklin's main roads, then salts them. It rides home on your tires and dries white on bare concrete. On a coated floor, it mops off.

Freezing nights

Water that soaks into bare concrete swells when it freezes and can flake off the top. A sealed floor keeps it on the surface, where your squeegee sends it out the door.

Mud season

Spring is Franklin's wettest stretch, and your garage gets the muddy cleats, the wet dog and the dripping car. Bare concrete drinks it in, while a coated floor hoses clean.

Franklin garages face every which way

The city's zoning pushes garages back from the street, so many Franklin homes turn the garage sideways or open it onto an alley. Each layout changes something about your floor, and we plan for yours.

Turned garages

You swing in at an angle, and with the door up, sun lands on the same strip of floor. Our clear topcoat doesn't yellow in sunlight the way epoxy can, so that strip stays the color you picked.

Garages out back

Westhaven and other traditional-style neighborhoods put most garages on rear alleys. Tell us yours is out back when you book, and we'll plan where our truck parks and how the grinders get in.

Bigger floors

Three-car garages are common in Franklin's larger plans. If yours has three bays, you'll pay more in total but less per square foot, because our setup is the same whatever the size.

Your Franklin install day, step by step

These steps are for a two-car garage on a dry slab. If your slab needs the moisture barrier, the same steps run over two days.

  1. Clear the floor, re-check the slab

You empty the garage the night before. Our crew re-checks the moisture, marks every crack and tapes your walls.

  2. Grind and repair

Diamond grinders open up the whole slab, with the edges done by hand and the dust vacuumed as we go. Cracks and control joints get filled and ground flush.

  3. Barrier primer, if your slab needs it

On a two-day job, the primer goes onto your bare, ground concrete and cures overnight. Nothing else touches it until the next morning.

  4. Base coat and full flake

The polyurea base coat goes down, and we throw vinyl flake into it until no base shows. Full coverage hides the small flaws in your concrete.

  5. Clear topcoat, then hands off

We scrape and vacuum the loose flake, then roll on the clear topcoat with anti-slip grit. You can walk on it tomorrow and park on it in 72 hours.

Questions

Franklin garage floor questions

How much does garage floor coating cost in Franklin, TN?

For a professionally installed flake floor, most two-car garages around Nashville run about $2,000 to $4,500, and a three-car costs more. Your price depends on the size, the crack repair, any old coating to remove, and whether your slab needs the moisture barrier. You'll get the exact number in writing after the free estimate. See prices by garage size.

Is a garage floor coating worth it?

If you're staying a few years, usually yes. Bare concrete soaks up oil and road brine, and it sheds dust onto everything you store. A coated floor wipes clean, looks finished, and stands up to hot tires in a Franklin July. Selling next spring? A cheaper refresh may make more sense for you, and we'll tell you so.

Do you install epoxy garage floors in Franklin?

We install the step up from an epoxy garage floor: a polyurea base coat and a clear polyaspartic topcoat with the same full-flake look. Next to plain epoxy, your floor cures in hours instead of days, flexes with the slab, and won't yellow where the sun hits it. You're parking on it in three days instead of about a week.

Does a new-construction garage need a moisture test?

Yes. The building code doesn't require plastic under a garage slab, so even your brand-new garage can draw moisture up from the ground. Fresh concrete also needs about four weeks to cure before any coating goes on. We test your slab at the estimate and tell you right then whether it needs the barrier primer.

Our garage took water in a flood. Can it still be coated?

In most cases, yes, after a closer look than usual. We take moisture readings in several spots and check for chalky deposits and soft patches. If your readings run high, the moisture barrier primer goes down first, and your job takes two days instead of one.

How long does a garage floor coating take?

One working day on a dry slab, or two if your slab needs the moisture barrier, because the primer cures overnight. You can walk on it the next day and park on it after 72 hours. The floor keeps hardening for a week or so, so go easy dragging heavy things across it at first.

Can you coat a garage floor in the Franklin summer heat?

Yes. The work happens inside your garage, and we plan the day around your slab's temperature. On a humid day we check that the concrete is warmer than the dew point before the base coat goes down, so no moisture forms under it. Summer is a fine time for your new floor.

Which parts of Franklin do you cover?

All of Franklin, including downtown, Westhaven, Ladd Park, Cool Springs, McKay's Mill, Fieldstone Farms, Cottonwood and every neighborhood in between. If you live just over the line, we also cover Brentwood, Nolensville and the rest of the Nashville area. Not sure you're in? Give us a call and ask.
