The epoxy upgrade for Kirkland garage floors

Task Force Garage installs garage floor coatings in Kirkland, WA. We diamond-grind your slab and fill the cracks, then lay a polyurea base coat covered in vinyl flake and a clear polyaspartic topcoat with anti-slip grit. Every slab is moisture-tested first. A dry slab takes one day and a damp one two. The estimate at your house is free.

Came here looking for epoxy? What we install is the upgrade over an epoxy garage floor. You get the same grind and the same flake look, and it cures faster, flexes as your slab moves and won't yellow in the sun. You're parking on it in 72 hours instead of about a week.

Epoxy also wants a warm slab, so most Seattle-area epoxy jobs wait for the dry summer. Ours cures in a much wider range of temperatures, so your garage can be done in fall or winter once the slab passes the moisture test. Most people call in spring, so winter dates are easier to get.

The estimate takes about 20 minutes. We measure the garage and test the slab, then leave you a written price, item by item. Take a week to think it over if you like.

Two kinds of garage

Up on the hill or down by the lake?

Kirkland's garages come in two kinds, and they need different things from a garage floor coating. Find yours below, and you'll know what we'll be checking before we ever pull up.

Up the hill

Finn Hill, Juanita and Kingsgate.

  • Most homes up here went up in the '60s and '70s, before builders put plastic sheeting under slabs. Ground moisture can wick straight into yours, so we meter it in more than one spot.
  • In a split-entry, your garage often sits half a story down, dug into the slope. Put damp soil against the back wall of an older slab, and our barrier primer goes down before anything else.
  • Under the firs, your driveway stays wet from October to April, and needles and grit ride in on the tires. A sealed floor lets you sweep them out instead of grinding them in.

Down by the lake

Houghton, Lakeview, Norkirk, Market and Moss Bay.

  • Building new? Fresh concrete needs about four weeks to cure before it can be coated. Book the estimate while the drywall goes up, and we'll set your install date for after.
  • A new slab comes troweled smooth, often with a curing sealer that a coating can't grip. Our diamond grind takes it down to open concrete, so your base coat bonds.
  • The easiest moment is after those four weeks and before the shelves, bikes and second fridge move in. Our guide to coating new concrete has the details.
Split-entry homes

Is your garage half a story down?

You know the layout. The front door opens onto a landing, one flight goes up to the kitchen, and another goes down to the family room and the garage. Lots of homes in Kingsgate, Juanita and on Finn Hill are built this way.

It puts your garage floor partly below the ground outside, with damp soil against the back wall. That's the biggest moisture risk a slab can have. At the estimate, we take readings near those walls and look for white, chalky deposits or dark patches that never quite dry.

If your slab needs the barrier primer, Premium includes it. It also covers cove base, which carries the coating a few inches up the wall, and coated steps for those stairs up to the house. A flake design session and a one-year checkup come with it too. See everything Premium includes.

Your garage floor coating then runs wall to wall and a few inches up. Whatever a wet spring brings in stays on top, where a towel can reach it.

What a Kirkland year drags into your garage

Bare concrete soaks up whatever rides home with you, and every winter it holds on to a little more. Here are four Kirkland regulars, and what a garage floor coating does with each.

The boat trailer

The city won't let you leave a boat trailer on the street. After a day at the Marina Park ramp, it comes home to your garage, dripping lake water. On our floor, that puddle waits on top for the squeegee.

Rain on every tire

A wet drive up Juanita Drive brings half the road home on your tires. Bare concrete drinks it in and stays dark for days. On a sealed floor, the water beads up and a squeegee sends it out the door.

De-icer and grit

When ice hits, the city treats the main roads first, and the de-icer and grit ride home in your treads. They dry white and chalky on bare concrete. A damp mop lifts them right off a coated floor.

The muddy dog

An April loop through Big Finn Hill Park sends your dog home wearing half the trail. Muddy paw prints set into bare concrete and stay for good. Ours hoses off, and an old towel does the rest.

Your Kirkland install day, from grind to topcoat

This is how a garage floor coating goes into a two-car garage on a dry slab. If yours needs the barrier, the same steps run over two days. Steep driveway or a tight street? Tell us when you book, and we'll plan where our truck parks.

  1. You clear the garage the night before

Cars, bins and freestanding shelves come out. Wall-mounted cabinets can usually stay where they are, and we tape the walls in the morning.

  2. We re-test the slab, then grind it

Our crew takes a fresh moisture reading, then diamond-grinds the floor and does the edges by hand. The dust goes into a vacuum as we work.

  3. Cracks and joints get filled

Every crack and control joint is filled and ground flush, so none of them print through your new floor.

  4. Barrier primer, if your slab needs it

On a two-day job, the primer goes onto the bare, ground slab and cures overnight before anything else touches it.

  5. Base coat, full flake, clear topcoat

We throw flake into the wet base until no gray shows, then roll on the clear topcoat with grit. You can walk on it tomorrow and park on it in 72 hours.

Cost

What garage floor coating costs in Kirkland

Your exact price comes in writing, itemized so you can lay it beside any other contractor's quote. For a ballpark, most pro-installed floors across the Seattle area land in these ranges.

  • $1.6Kโ€“$5.8Ka typical two-car garage
  • $2.5Kโ€“$10Ka typical three-car garage

The low end is a thin coat with little prep. The high end is full grinding, crack repair, the moisture barrier and full flake. Up the hill, a split-entry often needs the barrier and has steps to coat. A new lakefront build usually needs less repair but may have three bays. Our Seattle-area cost guide breaks it down.

Selling in the spring? Tell us. A full Premium floor may be more than you need, and we'd rather say so now.

Questions

Kirkland garage floor questions

How much does garage floor coating cost in Kirkland, WA?

Across the Seattle area, most pro-installed two-car floors run about $1,600 to $5,800, or roughly $4 to $12 per square foot. Where your Kirkland garage lands depends on its size, the cracks, any old paint to grind off and whether the slab needs the moisture barrier. You get the exact number in writing at the free estimate.

Do you install epoxy flooring in Kirkland?

We install the step up from it. Your floor gets the same diamond-ground prep and full-flake look as an epoxy garage floor, with a polyurea base coat and a clear polyaspartic topcoat in place of the epoxy. It cures in hours instead of days, flexes with your slab and won't yellow where the sun hits. You're parking on it in three days instead of about a week.

Are polyaspartic floors better than epoxy in Kirkland?

For a garage you park in, usually yes, paired with polyurea. That's the pair we install. A polyurea base coat grips the ground concrete and flexes with it, and a clear polyaspartic topcoat shrugs off hot tires, de-icer and sun. Epoxy costs less, but it needs a warm slab, cures slowly and yellows. In a damp Kirkland garage, curing fast in cool weather matters.

Can you coat a Finn Hill garage set into the hill?

Yes, in most cases, after a closer look. A garage set into a slope is where ground moisture pushes hardest, so we take readings in several spots and check for chalky deposits and dark patches. If your numbers run high, our barrier primer goes down first and cures overnight, and your job takes two days instead of one.

How soon can a new Houghton garage floor be coated?

Give fresh concrete about four weeks to cure. You can book the estimate any time before that, and we'll test your slab and set the install date once it's ready. The best window is after the cure and before the workbench and storage bins move in. That way there's nothing to carry out and back.

Can you coat a garage floor in a Kirkland winter?

Yes. Epoxy needs a warm slab, but our system cures across a much wider range of temperatures, so fall and winter installs are realistic once your slab passes the moisture test. On install day we make sure the slab and the air stay safely above the dew point. Winter dates are easier to get, too, because most people call in spring.

Will a boat trailer jack damage a coated garage floor?

Rolling tires won't. A trailer tongue jack is different, because it puts a lot of weight on one small steel foot, and over a winter that can dent or scuff any coating. Set the jack on a jack pad or a square of plywood when you park the boat for the season. It costs a few dollars and keeps your floor looking new.
